Currently zoned general commercial, Chastain Gates, LLC seeks to build a 4-story self-storage building at the easterly corner of Chastain Road and the I-575 ramp onto the Chastain Rd at 325 Chastain Road. There is a long-abandoned gas station and convenience store at this 1.28 acre location. The site will have low volume traffic, and 5 parking spaces.

0B-56/Chastain Meadows office buildings at noonday creek trailhead
A developer plans to build a three-story office building on the empty property located between Chastain Meadows and Bells Ferry Road, just north of the Noonday Creek Trailhead. The property consists of 30 acres of which 45% is floodplain and drains directly into Noonday Creek. It was rezoned to Office Services (OS) in 2015, as zoning case Z-20, for the purpose of office and warehouse distribution. The applicant now would like to revise the already-approved site plan and move the L-shaped 3-story building further north and closer to Big Shanty Plantation. The BFCA is very concerned with the maximum 50' height, the proximity to residential homes, that the developer pushed back the adjoined buildings so that they will tower over the backyards of some neighbors' backyards, and the problem of building in a flood plain. In addition, the developer has asked for many more parking spaces than is allowed, with no stated hours of business. They're also stating a very low volume of traffic for regular peak commuting hours.

Z-40/Jim Chapman Communities
Jim Chapman Communities submitted a zoning request to build an up-scale Residential Senior Living Community (RSL) on the 38 acres located between Bells Ferry Rd, North Booth and I-575. It will be a 55 Plus Active Adult Gated Community with 178 single-homes ranging in price between $350,000 and $450,000. Features include: master on main, 2 car garage, zero step entry from garage, fully fenced perimeter, a community clubhouse with pool, raised garden bed plots, and sidewalks around and in the community. The homes will be very similar to “Brookhaven of East Cobb” subdivision located at the intersection of Bells Ferry and Chastain Roads, except instead of connected quads, these are unconnected homes with their own yards. There will be one entrance/exit onto N. Booth Road with a dedicated deceleration lane into the subdivision. The developer will create a right-turning lane from SB Bells Ferry Rd. onto N. Booth, a typically congested intersection. The developer has asked the county for a side setback variance between the homes of 10 feet instead of the required 15 feet. Z-58/RETAIL strip mall on CHASTain Rd @ 575 on-ramp
This is a proposal to rezone a 1.37 acre lot on Chastain Road at the 575 on-ramp. This 6,850 SF strip mall can be 35' high. The site is currently undeveloped and is bounded by Chastain Road, the 575 on-ramp, Resurgens Park and homeowners' yards. Of additional concern is the dangerous egress from this right-in/right-out location so close to turning traffic for I-575. The Bells Ferry Civic Association and Chastain Lakes HOA are opposed to this rezoning from residential to neighborhood retail commercial.
