Z-7 on barrett creek pkwy.

UPDATE: On 4/18/17 On Tuesday the Board of Commissioners unanimously voted to approve this complex, modifying its scale to just 200 apartments from 296 with most of the buildings 3 stories, and one off Barrett Creek 4 stories. The BFCA requested that it not be mis-classified as urban condos, have significantly fewer units, and reduce the overall height.
Application to rezone 21.93 acres from CRC to RM-12 (Z-7).The developers request to build at-grade on this site, which is located on a rock hill. The 263-unit, 4-building development of 75' (almost double the 40' maximum) would therefore be the tallest and biggest structure of its kind; nothing is near this elevation in the area. A better use of this site would be a RSL-style low-rise, which would complement, rather than be such a prominent and obtrusive structure for its neighbors. That solution would also not contribute to school over-crowding.

We support Cobb County Schools' concerns and remain opposed to this application due to the conditions of over-crowding. The nearby Bells Ferry Elementary is already over capacity and Daniel Middle School is at capacity. As this is being proposed as a multi-family development, it will increase the number of school-aged children attending these over-crowded schools.

The density of these high-rise rental units and lack of impervious surface will lead to increased stormwater drainage into the nearby Noonday Creek. The roadways in the area near Barrett Creek Boulevard and Barrett Parkway are at times under water during rainfall. How will this ultimately affect the Noonday basin?

The additional traffic that this apartment complex would bring would not only exacerbate the congestion associated with the school, but would make the Barrett Parkway/Bells Ferry intersection and surrounding roads, which are already gridlocked during rush hour, even more bottlenecked.

While the Bells Ferry Civic Association agrees that higher-end residential housing has a place in the mixed-used Town Center area, this isn't a suitable location for this development.

SLUP-2 at Orchard square market (Bells Ferry/575)

UPDATE: On 4/18/17 it as unamimously voted to deny this large 3-story facility near Publix, concerned about the long-term consequences to the shopping center as a whole.

A developer would like to build a massive 4 story commercial storage facility which will be over 100,000 square ft and contain 800 storage units in the Orchard Square Shopping Complex on Bells Ferry Road next to I-575. The building would be located between the Car Wash and the GA Elite Realty 
building. Almost all the buildings in this complex are one story and this 4-story building would tower over the area and be seen by “The Park at Bells Ferry” Subdivision. There are already 16 storage facilities in 30144, including one across the street from this shopping center. 

The majority of businesses in the Orchard Square Shopping Center have expressed serious concerns with the size and nature of this business. This neighborhood shopping center is already struggling to attract more customers and this storage facility would be a deterrent, not an enhancement, to tenants of the complex. The shopping square businesses and residents surrounding it would benefit from a retail business that would complement the area, one that does not block or isn't a blight in the area, and is actually wanted by area residents.

Z-100 Bells Ferry & N. Booth Roads

10/6/16 UPDATE: Application withdrawn without prejudice on behalf of the applicant by the attorney. Accepted by the County.

Background: TPA Group has filed a rezoning application for the property formerly known as Z-16 (primarily located at N. Booth and Bells Ferry Roads). The application requests that 11.78 acres of the current R-20 zoning be changed to O & I (office and industrial) with the intention of building two 100,000 square feet 2-story office buildings and over 600 parking spaces. This is Phase I of their plan. 

The Planning Commission will hear this case November 1 and the Board of Commissioners on November 15, both at 9:00 a.m. at 100 Cherokee Street in Marietta. Please read and sign the petition to show your support of DENYING this application. Also, attend the public meetings and/or write to Commissioner Birrell (joann.birrell@cobbcountyorg) expressing your thoughts.
